The listing said private well. The inspection said private well. You have water coming out of the taps, so there is obviously a well somewhere. But you have walked the whole property twice now and there is no pipe sticking out of the ground anywhere.
This comes up more than you would guess. We get called out to properties in Chelan, Douglas and Grant counties every year where the owner genuinely does not know where their own wellhead is, and a good share of the time it turns out to be buried under a flower bed, a deck, or six inches of gravel that somebody spread in 1994 and never thought twice about.
Finding it matters. You cannot service a well you cannot reach, you cannot test it properly, and if it is buried you have a contamination problem sitting there quietly. Here is how to track it down, roughly in the order that costs you the least time.
Why a Missing Wellhead Is More Common Than You Think
Wells go missing for boring reasons. An owner landscapes around the casing to hide it, then the next owner mulches over the low spot. A pump house gets torn down and the slab gets covered. Somebody builds a shed over the wellhead because it was the flattest corner of the yard. Over two or three ownership changes, nobody is left who remembers.
Older properties are the worst offenders. A well drilled in the 1950s or 60s often predates any requirement to record its location precisely, and if the original pump house is gone, the surface clues went with it.
The other common case is a property with more than one well. An old shallow well gets abandoned when a deeper one is drilled, and the new owner finds the abandoned one and assumes that is their water source. That mix up causes real trouble during a sale, which is part of why a well inspection before buying a home is worth the money.
Start Indoors: Follow the Plumbing Backward
This is the fastest method and almost nobody tries it first.
Find your pressure tank. It is the big blue or grey tank, usually in a basement, crawlspace, garage, utility room, or a small outbuilding. From the pressure tank, there is a supply line running to it from the well. Follow that line back toward the wall or floor where it disappears.
Now go outside on that side of the building and look at the ground in a straight line out from where the pipe exits. Water lines from a well run more or less straight, because whoever trenched it was not trying to be artistic about it. In our area that line is typically buried deep enough to stay below frost, and the well is often within a hundred feet of the house, though on benchland and orchard properties it can be considerably further.
If you have a pressure switch and control box, note where the electrical conduit runs too. Power has to get from the house to the pump, so the wire usually follows the same trench. Sometimes you can trace the buried electrical line more easily than the water line.
Pull the Well Log from the Ecology Database
Washington keeps well construction records, and this is genuinely the single best resource for an owner in this situation.
The Washington State Department of Ecology maintains a well log viewer where you can search recorded well reports by location or by browsing a map. Licensed drillers have been required to file a report for decades, so if your well was drilled by a licensed outfit it very likely has a log on file.
What you get is worth the search time. A well log typically records the driller, the date, the total depth, the casing diameter and depth, the static water level, the yield in gallons per minute, and the formations the driller punched through. It also gives a location, though the precision varies enormously depending on the era. A recent log might have GPS coordinates. A log from 1961 might say approximately 300 feet north of the county road, which narrows it down but does not hand you an X.
Even an imprecise log is useful, because it tells you what you are looking for. Knowing the casing is six inch steel set at 240 feet tells you that you are hunting for a six inch pipe, not a small drive point, and that changes how you search. Check County Parcel and Permit Records
County records are the second paper trail. Chelan, Douglas and Grant county assessor and building departments hold permit files, septic as built drawings, and sometimes site plans that show the well.
The septic records are the sleeper here. Washington requires minimum separation between a well and a septic system, so a septic permit drawing almost always plots the well location, because the designer had to prove the setback. If the house has ever had a septic system permitted, designed, or repaired, there is a decent chance somebody drew your wellhead on a map. Title documents and old surveys are worth a look too, particularly if the property has a shared well arrangement, because shared wells usually generate an easement document, and easements have to describe where the thing actually is.
Walking the Property: What a Wellhead Actually Looks Like
Once you have a rough area, get your eyes calibrated. People walk past wellheads all the time because they are not sure what they are looking for.
A modern drilled well is a steel or PVC casing, commonly four to eight inches across, standing above the ground with a bolted or vented cap on top. Washington construction standards call for the casing to finish above grade rather than flush with it, specifically so it does not get buried and so surface water cannot run into it. A well built to current standards should be visible.
Older wells look different. You may find a concrete pad or a small collapsed pump house. Hand dug wells, which do turn up on very old parcels, can be a wide ring of stone, brick or concrete tile, three or more feet across, usually covered by a slab or plank lid. Treat any wide covered opening as dangerous and do not stand on the cover.
Look for the supporting cast rather than the casing itself. A lone electrical box in the middle of a field. A short section of conduit rising out of the dirt and stopping. A frost free hydrant. An odd square of concrete. A rectangle of ground where the grass grows differently or the snow melts first, which happens over a buried pump house or a heated line.
Tools That Help: Metal Detectors, Probes, and Snow
If walking has not turned it up, escalate.
A metal detector is the standard trick and it works well on steel cased wells, which is most of what was drilled here through the 1990s. Sweep in a grid along the line you traced from the pressure tank. Steel casing gives a big, unmistakable signal compared to nails and bottle caps. PVC casing will not respond, which is one more reason to check your well log first and know what you are hunting.
A soil probe or a length of rebar lets you confirm a hit without digging up the yard. Push it down gently in a spiral around the suspected spot until you strike something solid and flat topped. Gently is the operative word, because you can damage a buried pitless adapter or the supply line, and neither is a cheap mistake. Winter is a genuine advantage in our climate. Snow melts differently over a buried line and over a wellhead, and a light frost will often show you the trench line across a lawn as a green stripe. When the Well Is Buried, and Why That Is a Problem
If you find your wellhead below grade, you have found a problem and not just a well.
A buried or flush mounted wellhead lets surface water pool around and run down the outside of the casing. That is a direct path for bacteria, nitrates, and whatever else is on the surface to reach your drinking water, and it is exactly the scenario that produces a nasty coliform result out of nowhere. It also means the well has not been properly inspected in years, because nobody could get at it.
The fix is to bring the wellhead back above grade and re establish a proper seal and cap. Depending on what the excavation reveals, that can be a modest job or it can turn into casing work. Either way, once it is exposed, get the water tested before you drink it with confidence. Do not seal it back up under the flower bed. Build it a little curb, mark it, and put it on the map for whoever owns the place next.
When to Call for Help
There is a point where the search stops being worth your Saturday. If you have followed the plumbing, pulled the log, checked county records, swept with a detector, and still have nothing, a pump contractor can usually find it faster because we know the patterns and we have located a lot of them.
There are also cases where you should not go it alone from the start. If the property has an old hand dug well, do not go poking around covers and lids, because those collapse and people have been killed in them. If you suspect an abandoned well somewhere on the parcel, that needs to be handled properly rather than filled in with yard waste, and well decommissioning in Washington explains why. What should I do if I find the wellhead buried below ground level?
Treat it as a repair rather than a discovery. A wellhead below grade allows surface water to run down the casing and carry bacteria and surface contaminants toward your drinking water, and Washington construction standards call for the casing to stand above finished grade for exactly that reason. Get the head excavated and brought back above grade with a proper sanitary cap, then test the water before you trust it.
