The 100-Foot Rule: Well and Septic Separation Distance in Washington
Washington’s on-site sewage rules live in Chapter 246-272A of the Washington Administrative Code, and the setback table sits in WAC 246-272A-0210, the section simply titled “Location.” It sets minimum horizontal separations between septic system components and the things worth protecting, wells included.
For a private, nonpublic drinking water well, the rule requires:
- 100 feet from the well to the edge of the soil dispersal area, meaning the drainfield itself, and to the reserve area held for a future replacement drainfield.
- 50 feet from the well to the septic tank, the distribution box, and the building sewer line running between the house and the tank.
If the well serves a public water system instead of a single private home, every one of those distances jumps to 100 feet, tank and distribution box included. That’s a meaningfully bigger footprint, and it’s one reason a shared well or small water system can change the math on a lot that would otherwise work fine with a private well.
These numbers aren’t defaults a designer picks out of habit. They’re the legal floor. The Department of Health’s on-site sewage systems program sets the statewide minimums, and local health jurisdictions, Chelan-Douglas Health District for Chelan and Douglas counties, Grant County Health District for Grant County, can require more distance on a site with sandy soil or a shallow water table. They can’t approve less without a specific, documented exception.
Why This Separation Distance Exists
The 100-foot number isn’t arbitrary. It’s built around how far bacteria, viruses, and nitrates realistically travel through soil before a well’s pump starts pulling them into the water you drink.
Septic effluent isn’t sterile, even from a system that’s working correctly. Soil filters and breaks down pathogens as wastewater percolates downward and outward from the drainfield. Pull water from a well that sits too close, especially in the gravelly, fast-draining soil common along the Columbia and Wenatchee river valleys, and you can draw contamination toward the well faster than the soil can treat it.
That’s exactly why coliform bacteria and nitrates are the two contaminants most often flagged in a private well test, and why testing every year matters more on a tight lot. Septic-to-Well Separation Distances for Tanks, Drainfields, and Reserve Areas

The same table also sets separations from surface water, building foundations, and property lines, generally smaller numbers than the well column, in the 5- to 10-foot range for foundations and property lines. None of those smaller distances apply to wells. Wells get the widest berth in the whole table.

When 100 Feet Doesn’t Fit Your Lot
Plenty of parcels around Wenatchee, especially smaller lots platted long before anyone drew a 100-foot circle around a well, simply don’t have room for the standard separation. WAC 246-272A-0210 has a narrow path for exactly that situation.
A licensed on-site sewage designer or professional engineer can propose a reduced separation from a well, down to as little as 75 feet, but only by demonstrating protective site conditions such as favorable soil and depth to groundwater, an enhanced treatment component that lowers the pathogen load reaching the soil, or both together. The local health officer has to review and approve that showing before it’s allowed. It isn’t a shortcut a homeowner takes on their own; it’s an engineered exception with real paperwork behind it.
There’s a separate, narrower allowance for reducing separation from property lines, easements, or building foundations, down to as little as two feet where the ground slopes away from the well. That provision is about lot lines and foundations, not about shrinking the well-to-drainfield distance itself, and it’s easy to see how the two get mixed up when a designer explains it quickly.
If your property can’t hit 100 feet and an engineered system is the only path forward, that’s a real cost to budget for on top of whatever well or septic work is already planned. It’s worth confirming with the county before you’re locked into a purchase or a building permit.
Real Lots Around Wenatchee Where the Setback Became the Whole Project
Todd, buying five acres outside Cashmere in early 2026, found a great building spot with mountain views. The problem showed up during his septic site evaluation: the only workable drainfield location sat 68 feet from the existing well, well short of the 100-foot minimum.
