The pump is running. The pressure gauge is sitting on zero. Nothing comes out of the kitchen tap, and the low last night was 4 degrees. That combination almost always means the water line from well to house is frozen somewhere between the casing and your pressure tank.
Here is the part most people get wrong in the first ten minutes: leaving the pump switched on while the line is blocked. A submersible that cannot move water never reaches its cut-off pressure, so it runs and runs. That is how a $200 thaw turns into a $2,800 pump job.

First, Prove the Ice Is in the Buried Line
Most winter no-water calls are not the buried run at all. The buried pipe is under two feet of dirt, which is a decent blanket. The freeze usually happens where pipe meets cold air.
Stand at the pressure tank with a flashlight and read the gauge:
- Gauge climbs normally to 50 or 60 psi, pump shuts off, but no water at the taps. The blockage is on the house side of the tank. Look at exterior walls, crawl spaces and unheated bathrooms, not the well.
- Gauge sits at zero or crawls up a few psi and stalls while the pump runs. Now you are looking at the well side: the pump house piping, the pitless adapter at the casing, or the buried line itself.
- Gauge holds steady pressure and nothing moves anywhere. Check the main shutoff and any inline filter first. A plugged sediment filter looks exactly like a freeze.
Work the route in order of likelihood. Pump house piping is the number one offender across Chelan, Douglas and Grant counties, then the last few feet where the line rises into a crawl space or under a manufactured home. The pitless adapter zone comes next, especially where the ground around the casing was dug up and never settled. The middle of the buried run is last, and it is the only one you cannot reach with a heat gun.

Why the Water Line From Well to House Freezes Below the Frost Line
Frost depth in this part of North Central Washington runs roughly two feet in a normal winter, and burial depth requirements vary by jurisdiction, so check what applies to your parcel before you assume your line is legal or deep enough. A line at 30 inches in undisturbed soil rarely freezes. Lines freeze because of what happened to the ground above them.
Plowed driveways and scraped paths. Snow is insulation. Strip it off a gravel drive all winter and frost drives far deeper there than it does under the pasture ten feet away. If the trench crosses the driveway, that is your weak spot.
Shallow sections nobody remembers. Trenchers hit basalt and caliche all over the valley. When the machine could not get depth for a 20 foot stretch, that stretch got backfilled at 16 inches and forgotten thirty years ago.
Disturbed backfill. Loose, dry, rocky fill conducts cold better than packed native soil. A line that was dug up for a leak repair in August is often the section that freezes in January.
No flow. Water in motion is hard to freeze. An empty house, a vacation rental between guests, or a shop line nobody uses gives ice all the time it needs.
Sustained cold matters more than one brutal night. Frost moves down by inches per week, not per hour, which is why the bad calls cluster in the second and third week of a cold snap.
How to Thaw a Frozen Water Line From Well to House
Take the accessible parts first. There is no sense steaming a buried pipe that was never frozen.
Step 1: Kill the power. Well breaker off. Leave it off until water is actually moving.
Step 2: Open a tap. Open the cold tap nearest the well side and leave it open. It gives melt water somewhere to go and it tells you the second you win.
Step 3: Heat the exposed runs. Pump house piping, the riser in the crawl space, the pipe under the skirting. Use a hair dryer, a heat gun on low, a heat lamp or a space heater set well back from anything flammable. Start near the open faucet and work toward the ice so melt water can escape, and give it two hours before deciding it failed.
Step 4: If the buried run really is frozen, it needs a tube. The method that works on black poly line is hot water fed through a small diameter tube. You disconnect the line at an accessible end, push a quarter inch or three eighths polyethylene tube in until it stops against ice, then pump hot water through the tube while the melt backs out around it into a bucket. The tube follows the ice as it retreats.
That is slow work. A few feet a minute is a good day, and a 200 foot run with a bend in it can burn most of one. You need a transfer pump, a heat source, somewhere for 40 gallons of dirty water to go, and an open end of pipe you can reach. If the line disappears into a sealed pitless adapter with no fitting you can safely break, this is where a homeowner stops.
The professional version is a steam thawer, which is the same idea with a steam hose instead of hot water. It is faster and it is specialist equipment. Either way, expect an outage window measured in hours, not minutes.
Thawing Methods That Wreck Pipe, Pumps and Houses
Open flame. Torches have burned down more pump houses in this valley than anything else on this list. A torch also melts poly instantly and softens copper joints. Never.
Electric thawing machines. The welder style thawer that passes low voltage, high amperage current through a pipe only works on continuous metal. It does nothing on poly or PEX, which is what most well to house lines are made of here, and it has started house fires when the current found nearby wiring. Leave that tool alone.
Boiling water poured down the line. Boiling water softens poly and can blow a fitting. Hot tap water, around 130 to 150 degrees, does the job with less risk.

Heat tape you cannot see. Old heat tape is a known fire cause, and tape wrapped over insulation or doubled back on itself is worse. If yours is more than a few years old, replace it with a current listed product and follow the manufacturer’s instructions. One more warning. Ice splits pipe and fittings, but the split does not show until pressure comes back. When water starts moving, repressurize slowly, then walk the trench route and check the pump house floor. Three Freeze-Ups and What They Cost
A 1990s manufactured home on a 220 foot well outside East Wenatchee. No water on a Tuesday morning after a week of single digit nights. The buried line was fine. The freeze was in the 4 foot riser inside the skirting, where a section of insulation had fallen off. A heat gun and two hours cleared it. The owner had left the pump running against the block for most of the previous day, which pitted the pressure switch contacts, so the switch was replaced at $150 to $350 on top of the service call.
An orchard house above Cashmere, submersible pump and a 44 gallon bladder tank. The line crossed under a gravel drive that gets plowed every storm, at about 20 inches of cover. Frost reached the pipe in the third week of January. It took a steam hose from the pump house end and roughly four hours to open, and it refroze eleven days later because the depth problem was still there. The real fix happened in April with a new trench at 36 inches, quoted on site after we could see the ground.
A cabin near Leavenworth left unheated over Christmas. The line and the tank both froze solid. The buried run thawed on its own by February, but the tank fitting had split and the tank was scrap, which is a $600 to $1,800 replacement. Keeping It From Happening Again
Once a line has frozen at a given spot, it will freeze there again. The ground did not get deeper over the summer.
- Leave snow on the trench route. Stop plowing over the line if you can, and keep vehicles off it. Compacted snow and bare ground both pull frost down.
- Add depth where you can. Reburial in summer is the only permanent fix for a shallow section. Depth requirements vary locally, so confirm what applies before you dig.
- Heat the pump house on a thermostat. A small thermostatically controlled heater beats a bare bulb, and a bulb that burned out in November is the classic January call.
- Keep water moving on empty properties. A timer that runs a fixture twice a day is cheap insurance on a vacant rental.
- Drain seasonal systems completely. Pressure tank, water heater, all lines. Half drained is worse than untouched, because the leftover water sits at the low points.

How long does it take to thaw a buried water line from the well to the house?
Anywhere from two hours to a full day, depending on how much ice is in the pipe and how much of the line you can reach. Warming an exposed riser or pump house pipe is usually a two hour job with a heat gun. Feeding hot water or steam through a long buried run moves at a few feet per minute at best, and a 200 foot line with bends can take most of a working day.
Can I use a hair dryer or heat tape on the buried section?
No, because you cannot reach it. Hair dryers, heat guns and heat lamps only help on pipe you can see and touch, which means the pump house, the crawl space and the riser under the skirting. The buried run has to be thawed from the inside with hot water or steam through a tube, or dug up. Never use a torch anywhere near a well line.
Will my pipe be split when the ice melts?
Sometimes, and you will not know until pressure comes back. Poly line often survives freezing because it can stretch, while fittings, valves and steel tanks split more readily. Repressurize slowly, then check the pump house floor, the crawl space and the trench route for wet ground. A pump that runs constantly after a thaw usually means there is a crack somewhere.
Should I keep the pump running to push the ice out?
No. A pump pushing against a solid block never reaches its cut-off pressure, so it runs continuously and overheats. That is how frozen lines turn into pump replacements at $1,800 to $4,500. Turn the well breaker off first, thaw the line, and only then restore power.
