A test that comes back at zero for lead can still mean your water is dangerous. Sounds backwards, but it’s true, and it trips up a lot of well owners in North Central Washington who assume one clean sample settles the question for good.

Lead in well water almost never comes from the aquifer itself. It comes from what the water touches on its way to your glass: old solder joints, brass fittings, and in some cases legacy pesticide residue in orchard soil. That means the same well can test clean one day and elevated the next, depending on how long the water sat in the pipes before you filled the glass.

This guide walks through where lead actually comes from around Wenatchee, Cashmere, and Chelan, what the health numbers mean, how to test the right way so you’re not fooled by a clean-looking result, and which treatments genuinely remove it. We’ll give you real cost ranges too.

Where Lead in Well Water Actually Comes From

Unlike arsenic, which leaches naturally out of bedrock in parts of our valley, lead is almost always a plumbing problem, not a well problem. Here’s what typically puts it there.

Old solder and brass fittings

Lead solder on copper pipe joints was standard practice until Congress banned it for drinking water plumbing in 1986. If your house was built or plumbed before then, there’s a real chance lead solder is holding some of your joints together. Brass fittings and valves are a second source. “Lead-free” brass was allowed to contain up to 8 percent lead by weight until a 2014 federal law tightened that to 0.25 percent. A lot of older well components, including pitless adapters, pump fittings, and pressure tank connections, were manufactured before that change.

Corrosive water makes it worse

Lead doesn’t dissolve into water on its own. It needs help, and soft, low-pH water is a great helper. Water with low mineral content and a pH under 7 is more corrosive, meaning it eats away at metal surfaces faster and pulls more lead into solution as it sits in the pipe. Some groundwater in the Columbia River valley runs on the soft side, which is part of why this matters here.

Legacy orchard pesticides

We’ve written before about arsenic in well water tied to old orchard land, and lead often rides along with it. From about 1905 to 1947, lead arsenate was the go-to pesticide sprayed on apple and pear orchards from Wenatchee to Cashmere to Chelan. That chemical contained both lead and arsenic, and decades of spraying left both metals sitting in the top foot or two of soil on old orchard parcels. A shallow well, a cracked casing, or a poor surface seal on former orchard ground can let that soil contamination reach the water table.

It’s inconsistent by nature

Because most lead comes from plumbing contact rather than the source aquifer, levels swing based on how long water has been sitting still. Water that sat in the pipe overnight picks up more lead than water that’s been running for a few minutes. This is exactly why a single quick sample can mislead you, and why the testing method matters as much as the lab you use.

Is Any Amount of Lead Safe? What the Numbers Mean

This is where lead differs from almost every other well contaminant we deal with. There isn’t a safe threshold.

The EPA’s health goal for lead in drinking water, called the Maximum Contaminant Level Goal, is zero. Not “close to zero.” Zero. That’s because lead builds up in the body over time, and even low-level exposure is linked to developmental and behavioral problems in children and cardiovascular and kidney effects in adults. Kids under six and pregnant women carry the highest risk.

Public water systems use an action level of 15 parts per billion (15 ppb) as the trigger for corrective steps, but that’s a regulatory and treatment benchmark, not a health-based “safe” line. Private wells aren’t regulated at all, so no agency is watching your number for you.

A few things worth knowing:

  • Below detection is the goal, not just below 15 ppb. If your test comes back at 3 or 5 ppb, that’s still worth addressing, especially if young kids drink the water.
  • First-draw samples read higher than flushed samples. A result taken after water sat overnight can be several times higher than one taken after running the tap for a couple of minutes. Both numbers matter, for different reasons.
  • Retesting matters after any plumbing or well work. Disturbing old fittings can knock loose scale that’s been holding lead in place for years.

The Washington State Department of Health recommends private well owners with pre-1986 plumbing, or homes on former orchard land, test for lead specifically rather than assuming a general well panel covers it well enough.

Tom and Dana learned this the hard way at their place outside Wenatchee. Their farmhouse was plumbed in 1974, original solder still in place. A basic well panel they ran two years ago came back clean because the sample was drawn after the tap had been running for the morning coffee. A first-draw retest this spring, taken after the house sat empty over a weekend, came back at 22 ppb. They spent $1,200 replacing the worst solder joints under the kitchen and installing an under-sink RO system, and their first-draw numbers dropped below detection.

How to Test Your Well Water for Lead

Testing for lead isn’t hard, but doing it wrong is easy and common. Here’s how to get a result you can actually trust.

  1. Order a certified lab test. A standalone lead test runs $20 to $50. Many labs serving the Wenatchee Valley, Quincy, and Moses Lake bundle it into a private well panel for $100 to $200 alongside bacteria, nitrates, and arsenic. Given how many wells around here sit on old orchard ground, that bundle is usually worth the extra cost.
  2. Take a first-draw sample. Let the water sit unused in the pipes for at least 6 hours, ideally overnight, then fill the sample bottle from the very first water out of the tap before anything else runs. This captures the worst-case lead pickup from your plumbing.
  3. Take a second, flushed sample. Run the same tap for 2 to 3 minutes, then fill a second bottle. Comparing the two tells you whether lead is coming from your household plumbing (first-draw high, flushed low) or something closer to the well itself (both samples elevated).
  4. Sample from more than one tap if you can. Kitchen and bathroom lines were sometimes plumbed by different people at different times. One tap can look clean while another doesn’t.
  5. Retest after any plumbing, pump, or well work. New connections and disturbed old fittings can temporarily change your numbers.

Treatment Options That Remove Lead From Well Water

Once you know lead is present, the fix depends on where it’s coming from. Treating the water and fixing the source are both part of doing this right.

Fix the source when you can find it

If a first-draw versus flushed comparison points to your household plumbing, the most permanent fix is replacing the lead solder joints or old brass fittings that are causing it. This isn’t always a full re-pipe. Often it’s the handful of joints closest to the kitchen tap that matter most, since that’s where drinking water comes from. If the source turns out to be an old brass pitless adapter or leaded pump fitting, that’s a well-side repair rather than a house-side one, and it’s worth having a well technician confirm which.

Corrosion control

If your water is naturally soft and low-pH, a whole-house calcite or corrosite neutralizer raises the pH and reduces how aggressively the water dissolves metal in the first place. This doesn’t remove existing lead from the water directly, but it stops new lead from leaching out of pipes and fittings going forward. It’s the closest thing to a root-cause fix when corrosive water is the driver.

Point-of-use filtration

Reverse osmosis (RO) under the kitchen sink removes 95 percent or more of lead along with nitrates, arsenic, and most dissolved solids. This is the most common fix we install for lead, because it treats the water you actually drink and cook with at a lower cost than whole-house equipment.

NSF/ANSI 53 certified lead-reduction filters, whether faucet-mount, pitcher, or under-sink cartridge, are also effective and cheaper up front. The certification matters here. Not every filter marketed for “water quality” is tested and certified for lead specifically, so check the NSF label before you buy.

What doesn’t work

  • Boiling. Just like arsenic, boiling concentrates lead in the remaining water instead of removing it. Never boil water to try to deal with lead.
  • Standard carbon pitchers without NSF 53 certification. Most basic pitcher filters are built for taste and chlorine, not lead.
  • Water softeners. They address hardness minerals, not lead.
  • UV treatment. UV systems kill bacteria and viruses. They do nothing for dissolved metals like lead.

Most families don’t need the top end of that table. Lead exposure that matters comes almost entirely from drinking and cooking water, so an under-sink RO system paired with fixing the worst plumbing near the kitchen usually solves the problem for well under $2,000.

Priya’s case in Cashmere is a good example of finding the real source before spending money. Her well panel flagged lead at 9 ppb, and she was ready to sign a contract for a $4,000 whole-house treatment system. Before that, we checked her well components and found the pitless adapter was an older leaded-brass part from before the 2014 lead-free rule. Swapping it cost $380. The Fletcher family in Chelan had the opposite situation. Their flushed samples were fine, but first-draw samples kept coming back around 12 ppb no matter what they replaced near the tap. Keep it simple and don’t overthink the order:

  1. Order a certified lab lead test, or a full well panel if you’ve never tested. Budget $20 to $200 depending on scope.
  2. Take both a first-draw sample (after 6+ hours unused) and a flushed sample from the same tap.
  3. Below detection on both: good news, retest every 3 to 5 years or after any plumbing or well work.
  4. Elevated first-draw, low flushed: your plumbing is the source. Start with the fittings closest to the kitchen tap.
  5. Elevated on both samples: the source is closer to the well. Have a technician check well-side components and consider corrosion control.
  6. In the meantime, use bottled or filtered water for drinking, cooking, and formula, especially for young kids.
