Fair question, and if you’re house hunting anywhere between Cashmere and Moses Lake, it matters a lot more than the kitchen countertops. The well water vs city water debate isn’t really about which water is “better.” It’s about cost, control, and how much responsibility you want to carry yourself. We’ve worked on wells all over Chelan, Douglas, and Grant counties, so here’s the honest version. Let’s start with the numbers, because this is where most online comparisons get fuzzy.
City water in our area runs most households $50 to $90 a month once you fold in base rates and usage, and that’s before sewer charges. Rates only move one direction. Wenatchee and East Wenatchee have both bumped utility rates in recent years, and there’s no opting out.
Well water flips the math. Your “water bill” is the electricity to run the pump, usually $5 to $20 a month for a typical household. The catch is that you own the entire system: pump, pressure tank, wiring, pipe, casing, and cap. When something breaks, there’s no utility truck coming for free.

Water Quality: What’s Actually in Your Glass
This is where opinions get loud and facts get scarce. Here’s the straight version.
City water: treated, tested, and chlorinated
Municipal water in Wenatchee, East Wenatchee, and Moses Lake is tested constantly and has to meet EPA drinking water standards. If something goes wrong, the utility has to notify you. That’s a real benefit, and we won’t pretend otherwise.
The trade is treatment. City water carries chlorine or chloramine, and some folks can taste it. The mineral content is managed but not eliminated. You get safety and consistency, not necessarily the best tasting glass of water in the valley.
Well water: nobody tests it but you
Private wells aren’t regulated for ongoing water quality in Washington. Once the well is drilled and approved, testing is entirely on the owner. The Washington State Department of Health recommends testing for bacteria and nitrates every year, but most well owners we meet haven’t tested in five years or more. Some never have.
That matters here specifically. North Central Washington is orchard country, and decades of agriculture mean nitrates show up in shallower wells around Quincy, Moses Lake, and parts of the Wenatchee Valley. Rob and Tina bought five acres near Quincy in 2023 and tested the well as part of their purchase, mostly because their lender asked. The nitrate result came back at 12 mg/L, above the 10 mg/L federal limit. A reverse osmosis system at the kitchen sink fixed it for about $1,400, but they’d never have known without the test. The flip side: well water in this valley is often genuinely excellent. Deep wells pulling from clean aquifers produce cold, mineral-rich water that beats anything from a tap in town. Plenty of our customers wouldn’t trade it for anything. But “often excellent” isn’t “guaranteed,” and the only way to know which you’ve got is a lab test. No power means no water
A city water system keeps pressure during an outage. Your well pump doesn’t run without electricity, period. When a windstorm knocks out power in the Cashmere or Leavenworth foothills for two days, city folks still flush their toilets. Well owners are hauling buckets.
Dale up Brender Canyon outside Cashmere got tired of that after the 2024 windstorms left him dry for 31 hours, twice in one winter. He put in a transfer switch and a generator sized for his pump, about $1,900 all in, and hasn’t worried since. If outages are common where you live, a generator setup like Dale’s is worth pricing out before the next storm season.
You’re the water department now
On a well, every problem is your problem. Low pressure on a Sunday morning. A pressure switch clicking like a metronome. Sediment in the toilet tank. None of it is hard to deal with if you catch it early, but you have to be paying attention, because nobody else is.
The good news is that well systems give plenty of warning before they fail. Sputtering faucets, cycling pumps, pressure swings. Most pumps last 10 to 15 years, and knowing where yours sits on that curve helps you budget instead of getting blindsided. Water rights and well rules in Washington
Most rural homes here sit on permit-exempt wells, which allow up to 5,000 gallons a day for domestic use without a water right. That covers a household easily. But rules vary by county and watershed, and in some basins new exempt wells face restrictions. If you’re buying bare land planning to drill, check with the county and the Department of Ecology before you assume anything.
Resale and lending quirks
Some lenders require a water quality test and a flow test before closing on a well property. A well that produces 3 gallons a minute will pass for most households, but a weak or failing well can stall a sale fast. Sellers who can hand over recent test results and service records close smoother and often at better prices.
When City Water Wins, and When a Well Is the Better Deal
After enough service calls, you start to see the pattern. Here’s our honest take.
City water makes sense if you want zero involvement, you’re rarely home, you’re on a tight monthly budget that can’t absorb a surprise $3,000 repair, or you’re in town anyway and connection is cheap. Predictability has real value. Not everyone wants a mechanical system under their lawn.
A well makes sense if you’re on acreage, you irrigate a garden or a few fruit trees, you want long-term costs lower and under your control, or you simply like the independence. Watering a half acre on city rates gets painful fast. On a well, irrigation water costs you pennies of electricity.
The choice is already made for most of us. Outside city limits in Chelan, Douglas, and Grant counties, there’s usually no municipal line to connect to. The real question isn’t well vs city. It’s whether you’ll run your well proactively or reactively.
Proactive looks like this: test the water annually, check pressure tank air charge once a year, listen for changes in pump behavior, and budget about $300 a year toward eventual replacement. Reactive looks like Marcy’s August Saturday with no water at 102 degrees.

Buying a Home on a Well? Do These Three Things First
We get calls every month from new owners who skipped this part. Don’t be one of them.
First, get the well inspected, not just the house. A standard home inspection barely touches the well system. You want pump age, flow rate, pressure tank condition, casing and cap condition, and the wellhead checked for surface contamination paths. Second, test the water at a certified lab. Bacteria and nitrates at minimum. In this region, we’d add arsenic, which occurs naturally in some local aquifers. Figure $150 to $350 depending on the panel. It’s the cheapest insurance you’ll ever buy on a property.
Third, get the paperwork. Ask for the well log (drilling report), any service records, and past test results. The well log tells you depth, casing, and yield at drilling. No log and no records means you’re buying blind, which should show up in your offer price.
A well isn’t a reason to walk away from a property. Some of the best water in Washington comes out of private wells between Leavenworth and Lake Chelan. It’s just a system, and like a roof or a furnace, you want to know its age and condition before you own it.

It stops, and so does your water, though you’ll have whatever’s stored in the pressure tank, usually just a few gallons. Many rural owners here install a generator with a transfer switch sized for the pump, typically $1,500 to $3,000 installed. Never wire a generator to a pump circuit yourself without a proper transfer switch. That’s a job for a licensed electrician.
