How to Tell Your Well System Is Past Its Prime

  • Pressure that surges and sags. Strong stream, weak stream, strong stream. Classic tired-tank or worn-switch behavior.

The Smart Order for an Old Well System Upgrade

When budget is tight, and it usually is, replace in the order that protects the most expensive component: the pump down the well. Everything below is ranked by bang for the buck.

First: the pressure tank

This surprises people. The tank seems like the boring part. But a failed pressure tank is the number one pump killer we see in Chelan and Douglas counties.

Here’s why. The tank’s air bladder stores pressurized water so your pump doesn’t have to start for every glass of water. When the bladder fails, the tank waterlogs and the pump starts cycling constantly. Every start is a surge of heat and torque on the motor. A pump that should start 40 times a day starts 300 times. It cooks itself.

Dale in Cashmere learned this the expensive way. His pump was clicking on every 40 seconds, and he figured he’d deal with it after harvest. Two weeks later the pump motor burned out 180 feet down. Instead of a $1,400 pressure tank replacement, he paid $3,800 to pull and replace the pump, plus the tank he still needed anyway.

If your tank is original to the house, replace it first. Full stop.

Second: the pressure switch, gauge, and controls

Cheap parts, big consequences. A pressure switch costs $150 to $350 installed, and a sticking switch can either leave you with no water or weld itself closed and run the pump until it burns up. Gauges on old systems are often so corroded they read wrong, which hides every other problem.

If your switch has pitted contacts, buzzes, or the cover is rusted shut, swap it when you do the tank. The labor overlaps, so bundling saves money.

Third: the pump itself

If the pump is over 12 to 15 years old, plan its replacement on your schedule instead of the pump’s. A planned well pump replacement costs the same as an emergency one, except you’re not paying for it at 9 p.m. in January with no water and a house full of guests.

Modern pumps are also better. Today’s stainless submersibles are more efficient, handle sediment better, and pair with variable-speed controllers that old motors can’t.

One honest caveat: if your pump is under 10 years old and testing strong, leave it alone. An old well system upgrade doesn’t mean replacing healthy equipment.

Fourth: drop pipe and wiring

Whenever the pump comes up, inspect what it hangs from. Galvanized drop pipe from the 70s and 80s corrodes and develops pinhole leaks, which means the pump runs constantly trying to maintain pressure it’s leaking back down the well.

Marie, on a 1987 system outside Leavenworth, called us about an electric bill that had crept up $90 a month. Her pump was fine. The galvanized drop pipe had three pinhole leaks, so the pump was running 14 hours a day to keep up. New poly drop pipe and wire cost her about $1,600 and paid for itself in 18 months of power savings.

Old submerged wiring with cracked insulation is also a common cause of nuisance breaker trips. Replace pipe and wire while the pump’s out of the hole. Pulling everything twice doubles the labor.

Fifth: the well cap, seal, and casing top

This one’s about water safety more than convenience. Old vented caps with rotted gaskets let insects, mice, and surface runoff into your well. That’s a direct line for bacteria. The EPA recommends private well owners test annually for coliform bacteria and nitrates, and a bad cap is the most common reason a test comes back dirty. Upgrades Worth Adding While the System’s Open

Once you’re replacing components anyway, a few add-ons cost far less bundled than installed separately.

Constant pressure systems

If your house was built around a 30/50 pressure switch, you’ve lived with pressure swings your whole life. A constant pressure system uses a variable-speed controller to hold pressure steady within about 1 PSI. Showers stay strong while the sprinklers run. For orchard properties in the Wenatchee and Quincy areas running irrigation off the same well, it’s a genuine quality-of-life jump.

A generator transfer setup

Power outages here come with windstorms in fall and ice in winter. No power means no pump means no water, including for livestock and frost protection. Wiring a transfer switch while your pump electrical is already being worked on is the cheap time to do it.

  • Anything inside the pressure switch or control box while powered. That’s 240 volts. Kill the breaker, and if the problem isn’t obvious with power off, stop.
  • Pulling the pump. A pump on 200 feet of pipe full of water can weigh several hundred pounds. Dropped pumps wedge in the casing, and retrieval can cost more than the pump.
